alaqua-lakes5.jpgAlaqua -One of the Orlando area's prettiest communities. Average resident age is younger than one might expect. Much of this area is built on a filled hardwood swamp so be careful of drainage and septic drain field problems.

Alaqua Lakes -Truly one of the Orlando areas finest and most well-planned communities. Good job of preserving the natural beauty and rolling topography. Many families buying here because of the amenity package and excellent school system. Despite the smaller lots, the developer has made an effort at green space around each home. Just down the street from Alaqua, but higher and dryer. Also on county sewer rather than septic.

Bolling Farms -Great school area and neighborhood is somewhat hidden. Traffic noise from I-4 can be a problem. Some lots actually back up to highway rest area.

Crystal Creek -Somewhat swampy ground so be careful lot sits high and dry. Nice community park. Good schools but elementary school is somewhat out of the area. Mostly production-built homes but a couple of streets have custom homes at the higher end of the price spectrum.

Hidden Oaks Estates -Good schools and tucked away location. Woodlands Elementary is closer but kids go to Longwood. Somewhat undervalued. Nicely wooded with relatively newer homes. Years ago, there were issues with septic systems and connectors for polybutylene piping but most of these have been resolved with Centex.

Longwood Club -Good schools but elementary is not most convenient. Rare combination of new homes and Lake Mary school district. Surroundings are not exactly indicative of a neighborhood this nice. Watch for power lines.

Mandarin -Great schools and good location. Nice large lots but homes are mostly very plain. Some well kept homes but lots of eyesores. Many homes have road noise from I-4.

markham-meadows3.jpgMarkham Meadows -Great schools and good location. Nice large lots with stately homes. Not as many trees as some other Markham Woods developments because this property was once a nine hole golf course running through an orange grove. Planted trees have matured nicely, though.

Northridge -Great schools and elementary has an entrance from the neighborhood. Lots are nicely wooded and neighborhood is nicely established. Not a neighborhood you're likely to stumble upon without looking for it. Be careful of some homes on west side backing up to a rest area on I-4.

Osprey Pointe -Good schools and very convenient to Lake Mary business parks. Elementary school doesn't make sense location wise, with two schools closer. Major power line runs along north side of the development.
