That vision turned into a reality with Sea Pines and the neighboring communities on Hilton Head Island, SC.
Today, Sea Pines is the oldest and largest planned community on the Island, and has become the blueprint for thousands of planned communities throughout the world. Sea Pines is home to the PGA Heritage Classic golf tournament and Harbour Town Marina, the lighthouse at Harbour Town is one of the most famous landmarks on the east coast. Each year, this oceanfront community is among the nation's favorite vacation destinations.
But Sea Pines is more than a tourist destination. It's also a world class residential golf and resort community. Within its gates are 5,800 single family homes, 500 villas, and a host of entertainment and activities including:
- Six miles of beaches and two beach clubs.
- Three public area swimming pools.
- Equestrian center
- Over 40 miles of biking and walking paths.
- Sea Pines Racquet Club features 28 tennis courts. There are also individual courts in select neighborhoods throughout the community.
- Two marinas - Harbour Town Marina and South Beach Marina. Fishing, sailing, and boating rentals and charters are available.
- Shops and restaurants
- Three championship golf courses including the Harbour Town Golf Links, The Ocean Course, and the Sea Marsh Course.
Sea Pines real estate comes in a variety of sizes and locations. Settings for lots and homes within the community include oceanfront, golf, lagoon, and wooded views. Prices for home sites start at $232,000, and more expensive oceanfront lots sell for over $5,000,000. Prices for villas start at $179,000 for inland units and range to over $2,200,000 for units closer to the ocean. Sales of single family homes atart at about $230,000 for smaller inland units, and sell for over $10,000,000 for larger homes and properties closer to the ocean. In recent years, many of the older oceanfront homes have been sold as tear downs so that the new owners could build houses with a more modern style.
While Sea Pines is truly a world class resort community, it's definitely not suited for everyone. Many of the single family homes are on the short-term rental market as are most of the villas. If you plan to make Sea Pines your year round residence, you need to be prepared for the volume of tourists that enter the community during the travel season. It's not uncommon for homeowners to utilize their Sea Pines property as a second or third home, then place the property on the rental market for the remainder of the year.
